Septic Tank Pumping

The routine service every conventional and aerobic system needs. We locate the tank, uncover the lids, pump both compartments dry, rinse and inspect the baffles, clean the effluent filter, and measure sludge depth so you know your real interval instead of a generic three-year guess.

Septic Tank Cleaning

A pump-out removes what is liquid. A cleaning removes what has hardened. We high-pressure wash the tank walls, break up the compacted sludge shelf at the bottom, scrub the inlet and outlet baffles, and flush the filter housing. Systems that have gone eight or ten years between services usually need this rather than a standard pump.

Septic System Repair

Most septic emergencies are one failed component, not a failed system. We diagnose first and quote in writing before anything is dug up or replaced. Effluent pumps, float switches, control panels, alarm circuits, aerators, air compressors, chlorinators, spray heads, risers, broken lines, and drain field restoration.

Aerobic Septic Maintenance

Texas requires aerobic systems to be under a maintenance contract with a licensed provider. Ours covers the mandated visits, chlorine, testing, and county reporting, so your paperwork stays current without you tracking it. Aerobic systems have more moving parts than conventional ones, and the visits are what keep those parts from becoming a repair bill.

Real Estate & System Inspections

Option periods are short. We inspect, pump if the tank needs it to be evaluated, photograph every component, and send a PDF the same day with a written repair estimate for anything that fails. Realtors use it to negotiate; buyers use it to know what they are buying.

What is the difference between pumping and cleaning?

Pumping removes the liquid and suspended solids. Cleaning also removes the hardened sludge shelf on the tank floor and washes the walls and baffles. If your system has gone seven years or more without service, cleaning is usually what it actually needs.

How often should a tank be pumped?

Every three to five years for a typical household. Two people on a 1,500-gallon tank can stretch longer; six people on a 1,000-gallon tank need it sooner. We measure sludge depth every visit and give you your real interval.

Do you handle county permits on installations?

Yes. Site evaluation, soil analysis, design submittal, permit application, and final inspection scheduling are all included in the install price, in Harris, Montgomery, Galveston, Fort Bend, and Waller counties.

Is a maintenance contract required on an aerobic system?

In Texas, yes. Aerobic systems must stay under contract with a licensed maintenance provider, with reports filed to the county. Ours covers the required visits, chlorine, testing, and filing.

Can you inspect a system inside an option period?

That is a large part of our work. Flat $450, same-day PDF report with photos, and a written repair estimate if anything fails so negotiations do not stall.
